Regatta Condominiums | Chicago, IL

Wave Divider

Project Outline

Mid-America Pool Renovation was contracted in 2016 to restore the pool after a long-standing leakage crisis at the Regatta Condominiums. The high-rise facility’s indoor pool had been closed for several years because water was passing through its PVC liner and leaking directly into the residential unit below. Our team stripped away the deteriorating vinyl membrane and its compromised backing to provide a permanent, fully-bonded interior that secured the building’s structure.

Challenges Solved

  • Active Water Infiltration:  Water bypassing the failed liner caused active damage to the floor below, requiring an industrial-grade seal.
  • Mold Contamination:  Removing the old vinyl revealed extensive mold growth in corners and on the concrete shell.
  • Mechanical Damage:  The previous liner’s holding track had compromised the concrete with numerous drilled holes and anchors.
  • Hidden Decay:  The demolition uncovered a layer of deteriorated felt, sprayed foam, and rusting steel that had been hidden from view for years.

Special Considerations

  • Substrate Sanitization:  The removal process required stripping away glued, degraded felt backer material and sanitizing the mold-affected concrete.
  • Adhesion Preparation:  A specialized penetrating resin was applied to the concrete basin prior to the final installation to ensure a permanent mechanical bond.
  • Precision Anchoring:  Our team removed the existing plastic tracks and silicon residues to restore a clean, sound structural surface.
  • Safety Upgrades:  The restoration included the installation of new tiled edge markings on the entry steps for better visibility and resident safety.

From Our Team

“Notwithstanding numerous patches in the liner, water continued leaking to the floor below resulting in the pool being closed for several years. It was time for a re-surfacing change.”
