This project involved restoring a large community pool and its specialized gutter system for the River Oaks Townhomes Association. Completed in 2003, the renovation addressed critical structural failures while modernizing the facility’s maintenance access.

Challenges Solved

  • Inaccessible Infrastructure:  The original weir-type concrete gutter system was buried under a two-foot-wide section of decking, making it impossible to inspect or maintain; our team removed the walkway to expose and repair the channel.
  • Severe Water Loss:  Both the pool shell and the covered gutter system were beset by numerous structural cracks that led to significant water leakage; these were resolved through specialized epoxy reinforcement.
  • Aesthetic and Surface Decay:  The original painted surface was peeling, flaking, and chalky; the team used abrasive blasting to strip the vessels to their core before resurfacing.
  • Structural Joint Failures:  The renovation addressed failing expansion joints to ensure the "Lazy L" configuration could withstand future thermal movement.

Special Considerations

  • Innovative Gutter Solution:  In lieu of replacing the concrete walkway, a custom-built sectional gutter grating and support system was installed to allow for periodic maintenance and swimmer safety.
  • Budget-Driven Engineering:  By focusing on structural repairs and resurfacing rather than total demolition, the project successfully extended the life of the pool within the association's financial constraints.
  • Enhanced Safety Features:  The new design included a handhold system integrated into the gutter grating and frost-proof depth transition tiling.
  • Complex Plumbing Repairs:  The team performed extensive plumbing repairs to the weir-type circulation system to ensure optimal flow throughout the large vessel.
