Project Outline

This project involved the complete pool restoration at Stonegate Meadows, a large residential apartment complex in Kansas City, Missouri. Completed in 2005, the renovation was a central part of a total property overhaul. Mid-America Pool Renovation, Inc. transformed the existing facility by correcting structural hazards, updating the circulation system, and installing a durable new finish to modernize the property for potential residents.

Challenges Solved

  • Dangerous Infrastructure:  A rusting, galvanized gutter trough surrounded the perimeter, and a dangerous, un-grated pit led to the equipment room; the team cut away the old gutters and subsequently filled the hazardous pit.
  • Liability and Safety Risks:  The 10' deep end presented a major insurance concern; our team added a new concrete wall across the pool and filled in the deep end to create a safer environment.
  • Severe Surface Decay:  The existing painted surface was blistering and peeling badly; this was resolved by abrasive blasting the shell to a sound substrate before resurfacing.
  • Structural Reconfiguration:  The pool's original "L" shape was functionally transformed into a modern rectangular design to improve circulation and use of space.

Special Considerations

  • Operational Coordination:  Because potential clients were visiting the property daily, completion times and site cleanliness had to be managed with precision to support ongoing leasing efforts.
  • Mechanical Modernization:  The team moved away from the old trough system, choice to install new PVC plumbing lines and skimmers for a more efficient and reliable circulation system.
  • Aesthetic Enhancements:  To add "attraction-getting" value without high costs, deck surface sprayers were installed as a new visual feature for the pool setting.
  • Perimeter Upgrades:  The renovation included the addition of new coping stones, frost-proof waterline tiling, and a 4-foot gray Kool-Deck surface around the perimeter to improve safety and comfort.
  • Structural Wall Forming:  The project utilized shot-crete with a newly formed pool wall to achieve the conversion from the L-shape to the rectangular configuration.
