Project Outline

This project involved renovating a galvanized steel swimming pool at the Lake Park Plaza Condominiums in Chicago. Completed in 2014, the work addressed a failing interior that had been previously compromised by ineffective maintenance methods.

Challenges Solved

  • Failed Masking Solutions:  A delaminating fiberglass liner had been installed over pool paint; because composite materials do not adhere to paint, the liner had released and was no longer providing protection.
  • Active Metal Corrosion:  Upon removing the old finish, the team discovered residues and degradation where the original zinc-and-iron protective coating had worn through to the raw metal.
  • Mottled Aesthetics:  Years of chipped, peeling, and mottled paint had left the pool with a neglected appearance that detracted from the condominium's amenities.
  • Infrastructure Obsolescence:  As part of the structural update, the original return line inlets were updated to ensure better flow and modern performance.

Special Considerations

  • Surface Monitoring Requirements:  Metal pool surfaces require periodic inspections to ensure structural integrity; the team avoided PVC membranes, which "hide" the surface and allow corrosion to proceed unnoticed from trapped water.
  • High-Rise Logistics:  Because the pool is located in a roof-top/above-grade setting, all material delivery and debris removal had to be coordinated for a dense urban environment.
  • Industrial Standard Preparation:  Following ISO 8501-1:2007 (Swedish Standards), all foreign matter was removed via high-pressure water jetting to ensure a pristine surface for bonding.
  • Multi-Stage Protective Barrier:  The shell received a heavy Zinc-enriched coating followed by multiaxial fabrics to provide a robust, corrosion-resistant foundation for the final finish.
  • Restored Safety Features:  The entry steps were fully restored and outfitted with new tiled edge markings to improve visibility and swimmer safety.
